Most can make money with just one rental unit. Depends on area and other factors. I have a rental unit and the rent is more than my loan payment and covers insurance and taxes. Because you take depreciation on the home it shows as a net loss for my taxes, but I have no out of pocket loss. Probably when I sell the home I will have a capital gain.
